6 weeks after the purchase of the Ochota Office Park by Adgar Group, more than half of office space is already leased. Tenants interest thanks to the new owner’s, Adgar Group, ambitious revitalization plans

Ochota Office Park complex, situated at Aleje Jerozolimskie in the Western part of Warsaw Business Centre and purchased by Adgar Group at the beginning of June, is already 57% leased. This is a huge success taking into consideration that it is only 6 weeks after the acquisition of the building. When the new owner had started the process of lease, the complex was commercialised in less than 20%.


Since the purchase of the Ochota Office Park complex, which consists of 3 buildings with a total space of more than 43,000 sq m, the new owner has signed 2 lease agreements for a total of almost 19,000 sq m of office space. Names of the new tenants will be revealed after they will move in to their new offices. The Adgar Group has started cooperation with the renowned Hermanowicz Rewski Architects, and is to announce the plans for the complex’ modernisation soon.


“I am very satisfied with the lease agreements we signed. These transactions are exceptional for many reasons. We negotiated with the tenants when we were planning to purchase the complex at Aleje Jerozolimskie, but formally were not the owner yet. We are currently working on plans regarding the future of the complex and we already attracted new tenants to the complex that appreciate its functionality, high technological standards and attractive location,” said Eyal Litwin, Adgar Country Manager, Poland.


“The Ochota Office Park is a very interesting project. In line with its business strategy, Adgar Group is investing in existing buildings and increasing their attractiveness for tenants. The fact that more than half of office space in the complex is leased just after the purchase, confirms that this is the right direction” – said Rafał Wdowczyk, Associate Director – Office Agency, Office Department at CBRE, representing Adgar Group in the transaction.


Ochota Office Park, situated in the western part of the business centre of Poland’s capital city, is comprised of three inter-linked buildings: Building A with a total space of 11,740 m2, Building B with 17,160 m2, and Building C with 14,260 m2 of office space. The three buildings together create a well-equipped, modern and functional office complex with a total office space of over 43,000 m2 with between five and seven levels above ground. The complex offers a total of over 1,100 parking spaces in three underground car parks and a street level car park adjacent to the buildings.


The tenants of Ochota Office Park include Anwim, Covidien Polska, Garmin Polska, Geodis Logistics Polska, Wydawnictwo Prawnicze LexisNexis, bank Pekao S.A. and UPS.


The human scale of the project and numerous facilities make Ochota Office Park one of the most employee-friendly office complexes in Poland’s capital city. The complex is situated within five minutes’ drive from the strict centre of Warsaw, and ensures easy access to public transport and convenient transport links with other districts of the city. There are shopping centres in the close vicinity, including Blue City and CH Reduta, offering a wide selection of restaurants and coffeehouses. This provides an opportunity for shopping close to the office straight after work, saving time that one would otherwise spend on travelling.
